Cornubia- Mixed Use Growth in the North

Already under development with significant investment, this forward-thinking, all-inclusive urban node is a place where business, lifestyle and retail activities thrive.

A fully-integrated concept of mixed-use and mixed-income, Cornubia has emerged as a highly sought after residential and business hub that has enjoyed rapid uptake. Close to Durban, uMhlanga and King Shaka International Airport, and with strategic transport infrastructure in place, this is a development ahead of its time.

This bold, catalytic development is pioneering the concept of incorporating industrial, commercial, residential and open space usage in South Africa.

The 1 300 hectare project is strategically located to the north of Durban, adjacent to Mount Edgecombe, Gateway Theatre of Shopping and uMhlanga Ridge, and is only 7km from King Shaka International Airport.

Considered a natural extension of the Northern Urban Development Corridor, Cornubia has been designed in line with the uMhlanga Ridge’s property principles. The development is especially well-suited to meet the exceptional demand for well-positioned and serviced commercial, residential and industrial land in Durban and its environs.

Cornubia’s Town Centre is situated along the GO!Durban route (Durban’s Integrated Rapid Public Transport Network), and will be designed to accommodate a cross-section of transport types from vehicular to non-motorised transport and pedestrians. The route will travel along the Cornubia Boulevard with direct access to uMhlanga Town Centre via a new bridge over the N2. Cornubia also provides an efficient and effective platform for companies to rapidly and seamlessly access global markets; being just a 15-minute drive from King Shaka International Airport and Dube TradePort.

Direct access to the uMhlanga Ridge and Bridge City via the M41 arterial roads and the N2 highway, and just 20 minutes from the Durban City Centre makes Cornubia a highly attractive and accessible investment option.

Indigent residents in areas surrounding Durban’s northern suburbs have been given a lifeline, with training which empowers them to take part in economic opportunities. This is thanks to various projects by the eThekwini Municipality in partnership with Tongaat Hulett. Mayor Zandile Gumede did a walkabout of some projects including a shop and business complex at the Cornubia housing development yesterday.Inspecting progress in the construction of the complex, Gumede said it would be an important facility to empower small business owners within Cornubia.

“It will give them space to trade, make money and create jobs. Cornubia is a success story for the city and we are happy with the way it is being run in partnership with the business sector” she said.

Tongaat Hulett executive Bongani Gumede no relation said part of the land on which the Cornubia housing development is built was sold to the government by Tongaat Hulett. The company had also developed factories and retail facilities to bring jobs and economic opportunities to the people living there. The reality of social housing is that it brings the poorest of the poor who generally have little in the way of skills.

“This means if you do not intervene, those people will not be able to access the jobs and opportunities around them, which require skills, and other opportunities. One of the initiatives in this regard is ensuring that we invest in communities themselves so they have the capacity to work and start their own businesses that could benefit from the local economy in which they exist,” said Bongani.
